CARPET AREA, BUILT-UP AREA, SUPER BUILT UP AREA DIFFERENCE
In real estate and construction, the terms carpet area and built-up area are commonly used to describe the space within a building. Both terms refer to the area measurements, but they have different definitions and implications, particularly when it comes to property valuation, pricing, and legal considerations.
Carpet Area refers to the actual usable area within the walls of an apartment or property. It includes the space where you can lay a carpet, such as bedrooms, living rooms, and kitchens, but excludes walls, balconies, and common areas like staircases or corridors. Essentially, it’s the area that you can actively use for living purposes.
Built-up Area, on the other hand, includes the carpet area plus the thickness of the walls and any other spaces that are covered, such as balconies, terraces, or utility areas.
This measurement gives a more complete picture of the total area that is physically covered within the building structure. The built-up area is typically larger than the carpet area.
The difference between carpet area and built-up area can significantly impact the total price of the property. Buyers and sellers should clearly understand these terms when purchasing or selling a property to avoid any misunderstandings regarding the space.
